Feldman Mall Properties, Inc. (OTCBB: FMLP) is a real estate investment trust that acquires, renovates and repositions enclosed retail shopping malls. Their strategy is to buy up malls that aren't performing as well as they could, then transform them into Class A, or near to it, malls.
They make the malls physically attractive, renovate, retenant (get rid of poor tenants and attract better ones), and thereby increase shopper traffic, increasing sales and profit. What's not clear from their website is whether they intend to keep and manage the malls once they've done with the renovations, or whether they plan to "flip" them. That is, after they're profitable, well them to raise cash to buy new opportunities to increase the value of a mall.
In 1920, H.J. Feldman started a small plumbing company. It gradually grew into a major contracting company, and from 1950 through 1985, under the direction of H.J.'s son Edward, accomplished many high profile construction projects. In 1985, Edward and his son, Larry Feldman, started a commercial real estate company named Feldman Equities. Feldman Equities became Feldman Mall Properties, and went public in December 2004.
Feldman Mall used to trade on the New York Stock Exchange under the symbol FMP but now trades over the counter. Their headquarters are in Great Neck, New York.
Feldman owns 7 regional malls, with a total of 7 million square feet (the company owns 4.1 million of those square feet).
