Health Care Property Investors is a top real estate investment trust concentrating on medical-related properties in the healthcare industry. Its New York Stock Exchange ticker symbol is HCP, and it's in the S&P 500.

Health Care Property was founded and began its IPO (initial public offering) May 23, 1985. It now has $13.2 billion worth of real estate properties under management. Their portfolio include 706 properties in 43 states and Mexico. Plus, they provide mezzanine financing and debt financing to such sectors as: senior housing, medical office buildings, life science laboratory office space, hospitals and skilled nursing facilities.

HCP also has two issues of preferred stock outstanding, and offers small investors a Dividend ReInvestment Plan (DRIP). James F, Flaherty III is the President and Chief Executive Officer.

Their senior housing facilities include: independent living facilities (ILF), assisted living facilities (ALF)and continuing care communities (CCC).

Their life science properties are usually in a business park format and often include laboratory and office space, for biotechnology and pharmaceutical companies.

Medical Office Buildings (MOB) normally contain doctor offices, laboratories, pharmacies, ancillary hospital services, outpatient services. Such buildings usually need facilities different than ordinary office space, such as sinks in every room, brighter lights and facilities for special equipment.

Hospitals include Acute Care Hospitals, Long Term Acute Care Hospitals (LTACH), Specialty Hospitals, and Rehabilitation Hospitals.

Skilled Nursing Facilities (SNFs) are what most people just call nursing homes.
