They look for high quality lodging in prime urban, hard to duplicate downtown, airport, convention and resort locations in the United States, Canada, Mexico, The United Kingdom, Chile, Italy, Spain and Poland. They practice aggressive asset management. They're the largest REIT in the luxury and upscale properties.
In October 1993, The Marriott Corporation, well known for its hotels, split up into separate companies. Host Marriott retained ownership of 24 full-service hotels, 102 limited service hotels, and 14 senior living communities. Host Marriott later sold off the senior living communities and the 26 Fairfield Inns.
In January 1999, Host Marriott became a real estate investment trust. Host Marriott went on to acquire many other luxury hotels, including Starwood Hotels & Resorts Worldwide, Westin, Sheraton, Swissotel, Four Seasons, Ritz-Carlton, W, St. Regis, Hyatt, Hilton, Fairmont and The Luxury Collection. On April 19, 2006, Host Marriott changed its name to Host Hotels & Resorts and changed its stock ticker symbol from HMT.
