Corporate Office Properties Trust is a real estate investment trust (or REIT) specializing in offices, especially from the U.S. government, Defense, Information Technology and Data sectors. The company acquires, develops, manages and leases offices primarily in office parks near governments and high-growth areas. Their New York Stock Exchange stock ticker symbol is OFC.
They own 248 office and data properties totally 18.7 million square feet. They won the 2007 customer service award in the large owner category of the national CEL & Associates, Inc survey -- for the 4th year in a row.
They are committed to environmentally sustainable buildings. They received the first national Green Development Award, for a LEED certified building in The National Leadership Park, from the National Association of Industrial and Office Properties (NAIOP). LEED stands for the Leadership Energy and Environmental Design.
They started out in 1988 as Royale Investments Inc., a retail REIT that owned grocery story-anchored strip malls. They conducted their IPO in 1991. They merged with the Shidler Group in 1997. As of 2007, they've increased dividends by at least 10% per year, for ten years. They own properties in just five states: Colorado, Maryland, New Jersey, Pennsylvania, and Virginia.

They do have a stock dividend reinvestment plan for shareholders.
Corporate Office Properties Trust is a strong REIT but not well diversified, since it's dependent on economic conditions in just five states, four of them on the East Coast.
