Senior Housing Properties Trust (NYSE: SNH) is a REIT that concentrates on senior living facilities, assisted living facilities (ALF) and independent living communities, continuing care communities, nursing homes, wellness centers, and medical office buildings, clinics and biotech laboratories in the United States. They own over 24,000 units in facilities in 32 states.
Senior Housing Properties was created as a real estate investment trust in 1998 by HRPT Properties Trust, and spun off to their shareholders in 1999 as a separately traded trust. They are now included in the Russell 2000, the MSCI US REIT Index, the S&P REIT Composite Index, the S&P SmallCap 600 and the FTSE EPRA/NAREIT United States Index.
They are managed by Reit Management & Research LLC (RMR). RMR is a large real estate management company founded in 1986 to manage investments in real estate.
SNH's strategy is to maintain a geographically diversified portfolio. All of their properties are triple net leased, so the tenants pay all the utility, upkeep, renovations, taxes and other expenses. They also have most tenants depend on private payment rather than government (Medicare and Medicaid) payments.
