Cohen & Steers (NYSE: CNS) is the largest REIT investment manager.
Cohen & Steers was started by Martin Cohen and Robert Steers in 1986. While with National Securities and Research Corporation, the two had launched the first real estate securities mutual fund in the United States - The National Real Estate Stock Fund. They are now co-chairmen and co-Chief Executive Officers of CNS.
Steers & Cohen has funds specializing in U.S. and international real estate securities, large cap value stocks, listed infrastructure and utilities, and preferred securities. They also manage hedged real estate securities portfolios. They are headquartered in New York City, and have offices in Seattle, Brussels, London and Hong Kong. They have over $34 billion under management.
They believed in the future of Real Estate Investment Trusts back in 1986 when it was practically unknown to most investors or still suffering in their eyes from the stigma of past problems. According to an interview conducted for REIT Magazine, they are "predicing a 'golden age' for REITs."
They say that the financial disaster of 2008-2009 demonstrated that REITs have more financial resiliency than private property companies. REITs in need of capital turned to the public markets. Privacy companies were desperate.
REIT shareowners can buy and sell shares at will, just by giving an order to a broker. Investors in private companies cannot take their money out for years.
Therefore, Cohen & Steers predict that many REITs that were taken private will be relisted, and some private real estate companies will be listed as REITs for the first time.
